Financial Translation Services

Translation of financial statements, bank records, KYC files and investor documents for banks, lenders, the SEC, USCIS and auditors.

The short answer

US financial institutions and regulators work in English. SEC filers must submit English translations of foreign-language documents (Rule 12b-12(d), Regulation S-T Rule 306). Fannie Mae and Freddie Mac require loan-file documents in English or translated (Freddie Mac Guide 1201.9). EB-5 investors prove the lawful source of their funds with foreign records, all translated (8 CFR 204.6(j)(3)).

Rules that apply

Each rule links to its source. Checked 4 November 2026. Rules change, so confirm with the office that will receive your documents.

Who we translate for

Banks and fintechs onboarding foreign companies and individuals: company register extracts, ownership charts, proof of address, source-of-wealth letters. Mortgage lenders underwriting borrowers with foreign income or assets: employer letters, foreign tax returns, bank statements. Investors and their attorneys: EB-5 source-of-funds packets, due-diligence files. Companies and auditors: financial statements of foreign subsidiaries, audit reports, board approvals.

Financial statements follow their framework

A balance sheet prepared under IFRS, German HGB or Mexican NIF uses that framework's terms, and those terms do not always match US GAAP. "Provisions" under IFRS are not "allowances"; a German Rückstellung is a provision, not a reserve. We translate each line using the framework the statement was prepared under, keep the original order and subtotals, and do not restate or reclassify anything. Numbers are copied exactly, with the decimal and thousands separators converted to US style and a note saying so.

Mortgage files

Lenders selling loans to Fannie Mae or Freddie Mac must have every document in the file in English or translated, with the translation attached to the original. Freddie Mac's guide says the translation must come from the document's originator or an unaffiliated third-party translation service, so a borrower's own translation does not qualify. Typical items are employment and income letters, foreign bank statements, tax assessments and gift letters.

EB-5 source of funds

An EB-5 packet traces the money from its origin to the investment: salary, business profits, property sales, gifts or loans, each supported by contracts, tax returns, bank statements and corporate records, often over many years. These packets can run to hundreds of pages. Names, amounts and dates have to match across every document, so we keep a running list of names, company names and account numbers for the whole packet.

Confidentiality

Financial records carry account numbers and personal data. They are handled only by the translators on the job, and we do not redact anything unless you ask: a translation that omits an account number the original shows is no longer complete.

Bank statements and KYC packets

Banks reviewing a foreign customer usually want the statement header (account holder, account number, period, bank) and the transactions that matter, such as salary credits or the transfer that funds an investment. A full translation of every line is the safe default for USCIS, where every page filed must be translated. For a bank, ask whether a full translation or the header plus selected transactions will do; it can save a lot on a twelve-month history. Transaction descriptions are translated as written, including abbreviations, and running balances are copied, not recalculated.

What we don't do

We translate; we do not audit, convert currencies, restate figures under another accounting framework, or give investment or tax advice.

Questions

Do you translate every line of a bank statement?

For USCIS, yes, because every page filed must be fully translated. For a bank or lender, ask whether the header and selected transactions are enough.

Can a borrower translate their own documents for a mortgage?

Not for loans sold to Freddie Mac: its guide requires the document originator or an unaffiliated third-party translation service. Ask your lender about its own rules.

Do you convert amounts into US dollars?

No. Amounts stay in the original currency. Conversion depends on a date and rate the reader chooses.

How long does an EB-5 source-of-funds translation take?

It depends on the page count. We schedule large packets in batches, with the most important documents first, and confirm dates before you order.
